Santee Real Estate Wrap-Up: $400,000 Average Asking Price

This weeks "Hot Picks" for Real Estate in Santee and an analysis of the market.

ON MARKET:

There are currently only 18 detached and 8 attached homes on the market in Santee. These numbers reflect a 15 day overall supply of homes currently for sale, far below the overall San Diego County inventory supply of 54 days.

The city has an average asking price per square foot of over $252, with the average home on the market being 1,660 square feet with 3 bedrooms and 2 baths. Our average asking price for a home in Santee right now is $400,444.

Here are my top four picks for this week. The home that is probably the best bang for the buck is the listing at 8981 Silver Court. Although it is a short sale and may take some time to close, at $179.27 a square foot, it would be tough to go wrong. The other three are traditional sales boasting numerous upgrades while remaining far below the average sale price per square foot of $249.14 last month.

As we enter March of 2013, Santee is exhibiting a 16% gain in sale price over 2012 YTD overall.

This coincides with the 16% overall gain throughout San Diego County, and surpasses the 13%

gain in other East County communities. The highest sale reported year to date (YTD) in Santee came in at $605,990. In the last month we have had 28 detached homes close escrow, with an average sales price of $375,456.

No drop down menus, just click the header links for more options. For story categories click newsRead More and look on the left hand column. I know the redesign will take a bit to get used to, but I really think it will be a better site for community engagement, and easier to use. this is why the battlefield has changed temporarily from the political arena to the Energy Arena.Read More Co Gen Tricks and the usual suspects are making their big money bet on two inevitable facts that will force the hand of the CPUC and CEC to place a new gas power plant somewhere in the area. 1) the Electric Vehicle Mandate. 2) voltage support (power factor) needed by the industrial wind and solar farms in the desert. There is more to what meets the eye with the aggressive push by the usual suspects to cover our open spaces in the East County with these poorly sited RE projects. More wind and solar farms means more gas power plants. There is only one way to fight the destruction of our open spaces, and that is with roof top solar, conservation, energy efficiency and community owned energy districts. The fisrt thing that needs to be done is the City of Santee exempt residential scale PV installs from needing a building permit. Australia, Germany and the State of Vermont do not require a Building Permit to install PV.
